New Construction- Residential

Many different aspects of development when it comes to new construction will require permits. The following categories provide -information for proper submissions and applications.

Permits ensure that your new home is safe and meets the Land Use Bylaw.  

As part of your submission you will require: Application forms


Plot plan
Architectural drawings including:
floor plans, elevations and cross sections
Engineered drawings including:
floor & roof layouts, foundation details, pile designs
Certificate of title (current)PDF files of all documents
Fees will vary depending on the type of construction, as per the Fees & Charges Bylaw. Please contact the Development Officer to confirm fees for your construction.


Accessory buildings of any size must be placed in locations that meet the Land Use Bylaw setbacks. In all cases, you can place your building as close as 1.2m from your rear and side property lines. On any property, the building must also be no closer than 2.0m from the dwelling.  Furthermore, buildings shall not be placed over easements or utility rights of way.

Addition

As part of your application for a Development Permit you will need to submit:

Fees for renovations are $50 and for additions $100, as per the Fees & Charges Bylaw.


Secondary Suite

Adding a secondary suite to your home can help with housing costs and adds affordable housing options to your neighborhood.  We can help you get the right permits in place for your secondary suite and ensure it is safe and meets the Land Use Bylaw.

Can I put a secondary suite in my home?

If you own your home and if it is not zoned R-6 or R-MHS.  You will also have to provide additional parking and other requirements under the Land Use Bylaw and the Alberta Building Code.
